At Contractors VP, we provide professional interior and exterior painting services for multifamily communities and residential properties.

From apartment turnovers and complete repaints to color changes, touch-ups, ceiling painting, and cabinet painting, our team delivers reliable painting solutions with careful preparation, property protection, and attention to detail.

We serve vacant apartments and homes, as well as occupied properties requiring painting in specific areas.

Our Painting Services

Multifamily Painting

We provide interior and exterior painting services for multifamily communities, including apartment turnovers, individual units, and designated property areas.

Our services include full painting, color changes, touch-ups, partial painting, ceiling painting, and kitchen and bathroom cabinet painting.

Full Paint services are performed in vacant units. For occupied apartments, we offer targeted painting solutions based on the approved scope of work.

Residential Painting

Our residential painting services include interior and exterior projects tailored to each property’s needs.

Whether refreshing an existing color, updating specific rooms, or painting designated areas following repairs, our team provides professional solutions for occupied and vacant homes.

The scope, preparation requirements, and access arrangements are determined before work begins.

Kitchen & Bathroom Cabinet Painting

Our cabinet painting services help refresh existing kitchen and bathroom cabinetry without requiring complete replacement.

Preparation and application methods depend on the cabinet material, existing finish, condition, and desired result.

Cabinet painting is quoted separately unless specifically included in the approved painting scope.

Ceiling Painting

We provide ceiling painting for designated rooms, apartment units, and residential spaces.

Our team takes appropriate precautions to protect floors, walls, light fixtures, and other surrounding surfaces.

Ceiling painting is included only when specified in the approved scope of work.

Painting Service Options

Full Paint

Our Full Paint service is designed to provide a complete and consistent refresh of vacant apartment units and other approved vacant spaces.

A standard Full Paint includes painting entire wall surfaces, doors, and baseboards within the agreed scope.

Our team uses professional painting equipment, including specialized spray equipment when appropriate, to achieve efficient application and consistent coverage.

A standard Full Paint includes:

  • Painting complete wall surfaces in designated areas
  • Painting doors and baseboards included in the approved scope
  • Protecting floors, fixtures, and surfaces not intended to be painted
  • Preparing minor surface imperfections, including small nail and screw holes
  • Applying paint using appropriate professional equipment
  • Removing protective materials and cleaning debris generated by our work

Ceiling painting, cabinet painting, significant drywall repairs, texture repairs, and other specialized services are not automatically included unless specified in the approved scope.

Full Paint is not offered in occupied apartment units. Painting requests in occupied units are handled as Touch-Up Painting or Partial Painting, depending on the work required.

Color Change Painting

Our Color Change service is designed for properties that require a new paint color rather than a standard repaint using the existing color.

Because color changes may require additional preparation, coverage, materials, or paint applications, each project is evaluated according to the existing color, requested color, surface condition, and approved scope.

The service includes appropriate protection of surrounding surfaces, standard preparation, paint application, and cleanup.

Additional coats or specialized preparation may be required depending on the color transition and surface conditions.

Touch-Up Painting

Our Touch-Up Painting service is intended for minor cosmetic improvements that do not require repainting entire surfaces.

Instead of painting complete walls, our team applies paint only to specific areas affected by minor marks, scuffs, or discoloration.

Touch-ups are performed manually using brushes rather than the specialized spray equipment typically used for Full Paint.

Touch-Up Painting may include:

  • Localized touch-ups on walls
  • Minor touch-ups on baseboards
  • Touch-ups on doors
  • Small areas with visible marks or discoloration

Touch-up results depend on the age, condition, texture, color, and finish of the existing paint.

Even when the original paint color is used, differences in appearance may remain. Exact color and finish matching cannot be guaranteed.

Partial Painting & Restoration

Our Partial Painting & Restoration service is designed for occupied or vacant properties requiring painting in specific areas without a complete repaint of the unit.

This service is particularly useful following maintenance work, localized damage, or repairs affecting painted surfaces.

Common applications include:

  • Repainting walls or ceilings following maintenance-related damage
  • Painting designated areas after drywall or texture repairs
  • Repainting surfaces affected by minor smoke-related incidents after appropriate remediation
  • Painting individual rooms or specific areas in occupied apartments
  • Repainting complete walls, ceilings, doors, or baseboards as requested

Unlike Touch-Up Painting, Partial Painting may involve repainting an entire wall, ceiling, or other designated surface.

Necessary repairs, cleaning, or remediation must be completed or separately authorized before painting begins.

The service scope and pricing are determined according to the affected areas and property conditions.

Our Full Paint & Color Change Process

At Contractors VP, we follow a structured painting process designed to protect the property, identify additional repair needs, and deliver professional results.

1. Property Protection

Before painting begins, our team protects floors, fixtures, and surfaces that are not intended to be painted.

Depending on the project, protective materials may be applied around:

  • Floors and flooring surfaces
  • Kitchen and bathroom cabinets
  • Windows and surrounding trim
  • Door handles and hardware
  • Electrical outlets and switches
  • Thermostats and alarm devices
  • Light fixtures, particularly during ceiling painting
  • Fire sprinkler components and surrounding surfaces
  • Other fixtures and areas requiring protection

Protective materials may include plastic sheeting, masking paper, and painter’s tape.

Safety devices, electrical components, and sprinkler equipment are protected using appropriate methods without obstructing, altering, or interfering with their operation.

2. Surface Preparation

Before applying paint, our team prepares the designated surfaces to support consistent coverage and a professional finish.

Standard preparation includes filling small nail and screw holes and addressing minor imperfections that do not require separate drywall or texture repairs.

Appropriate fillers, patching compounds, or caulking materials are selected according to the surface and type of imperfection.

Significant surface damage is not included in standard painting preparation.

3. Identification & Reporting of Additional Repairs

If our painting crew identifies damage requiring drywall (sheetrock) repairs, texture restoration, or other work beyond standard painting preparation, the affected areas are documented with photographs and reported to our office.

Our office communicates the findings to the property manager or authorized representative for review and approval.

Additional repairs are not performed as part of the standard painting scope unless properly authorized.

4. Paint Application

Once the required preparation is complete, our team proceeds with the approved painting work.

Application methods and equipment are selected according to the service type, surfaces, and project requirements.

Our team focuses on consistent coverage, careful application, and maintaining protection of surrounding surfaces throughout the process.

5. Final Cleanup & Property Care

After painting is completed, our team removes the protective materials installed for the project, including plastic sheeting, masking paper, and painter’s tape.

We clean paint residue and debris generated by our work from the affected work areas and make reasonable efforts to leave floors and surrounding surfaces clean and presentable.

Our goal is to complete each project with respect for the property and attention to the condition in which the work area is returned.

Painting Service Policies & Workmanship Warranty

At Contractors VP, we are committed to professional workmanship, responsible property protection, and clear communication throughout every painting project.

The following policies explain our standard service conditions and warranty limitations.

Full Paint Workmanship Warranty

Our Full Paint workmanship warranty applies to qualifying issues directly related to our painting work while the apartment remains vacant.

Warranty coverage ends once the unit becomes occupied.

Coverage does not apply to painted surfaces affected by subsequent maintenance, repairs, installations, renovations, or other activities performed after completion of our service.

Reported concerns are reviewed to determine whether they are related to the original painting work and fall within the approved scope.

Touch-Up Painting & Color Matching

Touch-Up Painting is not covered by the Full Paint workmanship warranty.

Exact color, sheen, and finish matching cannot be guaranteed, even when the same paint color is used.

Differences may result from paint aging, fading, previous applications, surface texture, lighting, and other existing conditions.

Partial Painting & Restoration

Partial Painting & Restoration projects, including work performed in occupied units, are evaluated according to their approved scope.

Workmanship concerns directly related to the painting performed by Contractors VP may be reviewed individually.

Pre-existing damage, unrelated conditions, subsequent repairs, and alterations by others are excluded from coverage.

No Full Paint warranty is implied for partial painting projects.

Protection of Non-Painted Surfaces

Our team takes precautions to protect floors, windows, cabinets, hardware, fixtures, and other surfaces that are not intended to be painted.

Contractors VP will address paint stains, overspray, or residue directly caused by our personnel on surfaces that were free of those conditions before our work began.

However, we are not responsible for removing or correcting pre-existing paint stains, overspray, or residue left by previous contractors, maintenance personnel, or other activities.

This includes pre-existing paint on floors, lighting fixtures, sprinkler components, door hardware, and other surfaces.

When identified, pre-existing conditions may be documented with photographs and communicated to our office.

Occupied Unit Preparation & Furniture Protection

For painting services performed in occupied apartments or homes, residents are responsible for preparing the designated work areas before our team’s arrival.

This includes moving furniture, personal belongings, decorations, and other items away from surfaces scheduled for painting to provide safe and adequate access.

If the area has not been properly prepared, Contractors VP may offer furniture moving or additional preparation services, subject to availability and an additional charge.

Any additional charges must be approved by the property manager or authorized representative before the work is performed.

Our team takes appropriate precautions to protect surrounding surfaces and fixtures within the approved scope.

Pre-existing damage to furniture or personal belongings is not included in our painting responsibilities. Any damage directly caused by our personnel will be reviewed and addressed according to the circumstances.

Additional Repairs & Authorization

Standard painting preparation includes minor surface imperfections only.

Drywall repairs, texture restoration, significant surface damage, and other work beyond the approved painting scope require separate evaluation and authorization.

When additional repairs are identified, our crew documents the condition and notifies our office.

Our office communicates the findings to the property manager or authorized representative before proceeding with separately authorized work.

Final Cleanup Standards

Upon completion, our team removes the protective materials installed for the project and cleans paint residue and debris generated by our painting activities.

Pre-existing paint stains, unrelated debris, and cleaning services outside the approved painting scope are not included.

Reporting Painting Concerns

Property managers and authorized representatives are encouraged to inspect completed painting work and report concerns promptly, preferably before occupancy or subsequent work takes place.

Reports should include photographs and a description of the affected areas whenever possible.

Contractors VP may request additional documentation or inspect the reported condition before determining whether corrective work is appropriate under the applicable service terms.

All concerns are evaluated according to the original scope, documented property conditions, and applicable warranty limitations.
