CONTRACTORS VP

Make Ready Services

At Contractors VP, we provide professional Make Ready maintenance and repair services for multifamily communities, helping property managers prepare vacant apartment units for their next residents.

Our Basic Make Ready service follows a structured maintenance checklist to inspect essential fixtures, appliances, plumbing, electrical components, and other areas of the unit. We perform routine maintenance tasks, identify additional repair or replacement needs, and communicate our findings to property management.

Additional repairs and installations are handled separately based on the unit’s condition, required materials, and property management authorization. Our team documents completed work with photographs and coordinates closely with property staff throughout the process.

BASIC MAKE READY — WHAT’S INCLUDED

Our Basic Make Ready service is designed to evaluate the condition of an apartment unit and perform standard maintenance tasks using a structured checklist.

Our technicians inspect key areas of the unit, complete applicable routine maintenance, and identify any additional repairs, installations, or replacement parts needed.

The Basic Make Ready service is offered at a flat rate. Additional repairs, installations, and replacement work outside the standard scope are charged separately and coordinated with property management.

All required materials and replacement parts must be provided by the property unless otherwise agreed upon.

STANDARD MAINTENANCE CHECKLIST

  • Kitchen & Appliances: Inspect kitchen fixtures, appliances, faucets, garbage disposal, and visible components for maintenance needs.
  • Electrical & Lighting: Check light fixtures, switches, outlets, bulbs, and smoke detectors for visible issues or necessary replacements.
  • Bathrooms & Plumbing: Inspect sinks, faucets, toilets, and accessible plumbing fixtures; perform applicable minor maintenance and caulking.
  • HVAC & Ventilation: Check air filters, vents, and accessible ventilation components; perform applicable routine maintenance.
  • Doors, Windows & Hardware: Inspect doors, blinds, door stops, and common hardware for adjustment or replacement needs.
  • General Maintenance: Address applicable minor maintenance items and identify additional repairs or replacement parts required.

Tasks are performed according to the Basic Make Ready checklist and the condition of each unit. Materials and replacement parts must be supplied by the property. Additional repairs and installations are not included in the basic service unless specifically agreed upon.

ADDITIONAL REPAIRS & INSTALLATIONS

Every apartment has different maintenance needs. When our technicians identify repairs, installations, or replacements outside the Basic Make Ready scope, these items are communicated to property management for review and authorization when required.

Our team can perform a wide range of additional maintenance services, depending on the condition of the unit and the availability of the necessary materials.

Common additional services include:

  • Lighting & Electrical Fixtures: Installation or replacement of light fixtures, ceiling fans, switches, outlets, and related accessories.
  • Plumbing Fixtures: Installation or replacement of faucets, showerheads, toilet components, and other plumbing accessories.
  • Kitchen & Appliances: Replacement of appliance components, range accessories, garbage disposals, and other kitchen fixtures.
  • Doors & Hardware: Installation or replacement of door hardware, locks, door stops, blinds, and related components.
  • Bathroom Accessories: Installation or replacement of towel bars, toilet paper holders, mirrors, and other bathroom fixtures.
  • General Maintenance & Repairs: Additional minor repairs, hardware replacements, adjustments, and other maintenance tasks identified during the service.

This list represents common examples and is not a complete list of available services. Additional work is subject to the required materials, applicable approvals, and separate charges.

Any additional repairs, replacement materials, or return visits unrelated to a verified workmanship error may be subject to separate charges.

Workmanship Concerns & Reporting Period

Property management is requested to report any concerns regarding completed Make Ready services in writing within seven (7) calendar days of service completion.

Contractors VP will review reported concerns, including available photographic documentation, to determine whether the issue resulted from our team’s workmanship.

This policy does not cover unrelated repairs, damage occurring after service completion, defective or missing property-provided materials, or work outside the originally authorized scope.

The seven-day reporting period is intended to facilitate timely inspection and resolution and does not limit any rights or obligations that cannot legally be excluded.
